Management Philosophy

 

•  Certified Property Managers (CPM®):  We employ the largest number of Certified Property Managers in the state of Idaho. To earn the designation through IREM, property managers must complete educational requirements including classes in financial analysis, property maintenance, and risk management.

•  Tenant Relations:  Our program focuses on cultivating strong relationships with our tenants through initiatives like quarterly candy gifts and annual tenant satisfaction surveys.  Results from the surveys are consistently in the 95% range for tenant satisfaction.

•  Going Green:  Thornton Oliver Keller is leading the charge on energy efficiency in Boise’s commercial real estate market.  Our goal is to be an information resource for our clients by incorporating cost effective energy saving techniques that are good for a building’s profitability and good for the environment

  

Accounting

Thornton Oliver Keller’s financial and accounting department is an indispensable part of our comprehensive management services. Our staff includes one CPA and other accountants who understand the importance of complete, accurate, timely and understandable information.

Project & Construction Management

Thornton Oliver Keller offers our clients professional project and project management services that deliver consistent value to our clients. These professional services are a valuable resource that result in peace of mind, net cost savings, and quality workmanship.

•  Owner Liaison:  Serve as a single point of contact while communicating with all entities involved in the project.
 
•  Pre-Construction:  Review the plans and specifications for the project.  Obtain competitive bids and select quality contractors.
 
•  Construction:  Supervise construction project and provide oversight to contractors.  Manage change orders, schedules, and progress billing.
 
•  Post-Construction:  Final review of the construction project.  Provide final recap of costs and fees.

 

Property Maintenance

We provide a dedicated maintenance team that can tackle many building issues without contracting costly professional services. Maintenance also helps to save the owner money by following a regular preventative maintenance schedule in order to keep a building operating at optimum efficiency.

Thornton Oliver Keller’s management and maintenance team is available 24 hours a day, 7 days a week and is able to respond to building and tenant issues quickly in emergency situations

Designations

Our ability to attract and retain top industry professionals enhances our delivery of superior service to you. The following designations and affiliations attest to our commitment to education and providing quality service. We are honored to be a part of these organizations.
SIOR - Society of Industrial and Office Realtors is an industry identification as a qualified office and industrial practitioner. This designation certifies service knowledge, competence and high ethical standards.
CCIM - Certified Commercial Investment Member is a recognized professional in commercial real estate brokerage, leasing, asset management, valuation, and investment analysis.
CLS - Certified Leasing Specialist The Certified Leasing Specialist designation is offered through the International Council of Shopping Centers (ICSC).  Recipients of the CLS are retail leasing professionals and must meet mandatory experience requirements and demonstrate detailed knowledge of retailing, shopping center development, and shopping center leasing..
CPM - Certified Property Manager is a designation from the Institute of Real Estate Management (IREM®), an affiliate of the National Association of Realtors. The CPM designation is awarded to real estate managers who have met the Institute's rigorous requirements in the areas of professional education, examination and experience.
AMO - Accredited Management Organization is a designation from the Institute of Real Estate Management (IREM®), an affiliate of the National Association of Realtors. The AMO® accreditation is awarded to real estate firms that have a track record of high performance, experience, stability and financial accountability and have a Certified Property Manager [CPM®] directing and supervising the real estate management team. In addition, AMO® firms must abide by a Code of Professional Ethics that is strictly enforced by the Institute.

ACoM - Accredited Commercial Manager certification is awarded to managers of commercial real estate properties who have met the Institute of Real Estate Management's (IREM) rigorous requirements in the areas of professional education, examination and experience.  Accredited Commercial Managers must also abide by a rigorous Code of Professional Ethics that is strictly enforced by IREM.
  USGBC - The Washington, D.C.-based U.S. Green Building Council (USGBC) is committed to a prosperous and sustainable future for our nation through cost-efficient and energy-saving green buildings.  Buildings in the United States are responsible for 39% of CO2 emissions, 40% of energy consumption, 13% water consumption and 15% of GDP per year, making green building a source of signifi-cant economic and environmental opportunity. Greater building efficiency can meet 85% of future U.S. demand for energy.
   
CPA- Certified Public Accountant - Thornton Oliver Keller's Cheryl McNeil is the Director of Accounting and is a fully licensed CPA.
  IREM - Institute of Real Estate Management is a national non-profit property management organization focused on education, resources, information and membership for real estate management professionals. An affiliate of the National Association of Realtors, IREM is the only professional real estate management association serving both the multi-family and commercial real estate sectors. Membership includes more than 18,000 individuals and 500 corporate members.
  BOMA - The Building Owners and Managers Association strives to actively and responsibly represent and promote the interests of the commercial real estate industry through leadership, advocacy, and through the collection, analysis, and dissemination of information, and through professional development.
  ULI - The Urban Land Institute is a nonprofit research and education organization supported by its members. Founded in 1936, the institute now has more than 40,000 members worldwide representing the entire spectrum of land use and real estate development disciplines, working in private enterprise and public service.
BVEP - The Boise Valley Economic Partnership is the regional economic development organization for the Boise Valley, which includes the cities of Boise, Meridian, Nampa, Caldwell, Eagle, and Emmett, Idaho. With a long-term mission of creating jobs, encouraging investment in the community and maintaining a balanced quality of life, BVEP is actively involved in the economic vitality of the Boise Valley.
 

BBB - Better Business Bureau is an organization that provides business reliability reports, dispute resolution, consumer and business education and review of clarity.  Their mission is to create a community of trustworthy businesses, set standards for marketplace trust, encourage and support best practices, celebrate marketplace role models, and denounce substandard marketplace behavior.
