Thornton Oliver Keller is a full service commercial real estate firm serving the Boise, Idaho metro area. What does full service really mean? We're not like the gas stations where you pay extra to have an attendant fill up your gas tank. Full service commercial real estate means we want to be your business partner and will utilize our years of experience, expertise, and education to help you make quality real estate decisions. Whether it be buildings, commercial space, or land, choosing an advisor is an important endeavor. In our humble opinion, any client (big or small) should choose a commercial real estate company who knows the business, knows their market, and can deliver bottom-line results each and every time.

Brokerage Services
Thornton Oliver Keller represents landlords, tenants, sellers and buyers in the lease and sale of commercial property. We specialize in Industrial, Office, Retail, Land, and Investment properties. We provide in depth market analysis including property availability reports, comparables, vacancy statistics, and absorption trends.

Property Management
Thornton Oliver Keller's commercial property management team includes 24/7 property maintenance, budgeting and financial reporting, and project management. Many of our managers have achieved their CPM designation (Certified Property Managers) from IREM.

Auction Services:  We are able to provide creative marketing solutions for properties in any situation.  Auction Services provide a viable alternative to traditional marketing and can be a fresh approach that exposes the property to a large number of pre-qualified prospects and quickly disposes of a property.  We have partnered with Larry Downs and Downs Auction to provide this service to our clients.  Downs Auction has operated in this community sinice 1979 and is very well respected.

    
     
     

Designations

SIOR - Society of Industrial and Office Realtors is an industry identification as a qualified office and industrial practitioner. This designation certifies service knowledge, competence and high ethical standards.
CCIM - Certified Commercial Investment Member is a recognized professional in commercial real estate brokerage, leasing, asset management, valuation, and investment analysis.
CLS - Certified Leasing Specialist The Certified Leasing Specialist designation is offered through the International Council of Shopping Centers (ICSC).  Recipients of the CLS are retail leasing professionals and must meet mandatory experience requirements and demonstrate detailed knowledge of retailing, shopping center development, and shopping center leasing..
CPM - Certified Property Manager is a designation from the Institute of Real Estate Management (IREM®), an affiliate of the National Association of Realtors. The CPM designation is awarded to real estate managers who have met the Institute's rigorous requirements in the areas of professional education, examination and experience.
AMO - Accredited Management Organization is a designation from the Institute of Real Estate Management (IREM®), an affiliate of the National Association of Realtors. The AMO® accreditation is awarded to real estate firms that have a track record of high performance, experience, stability and financial accountability and have a Certified Property Manager [CPM®] directing and supervising the real estate management team. In addition, AMO® firms must abide by a Code of Professional Ethics that is strictly enforced by the Institute.

ACoM - Accredited Commercial Manager certification is awarded to managers of commercial real estate properties who have met the Institute of Real Estate Management's (IREM) rigorous requirements in the areas of professional education, examination and experience.  Accredited Commercial Managers must also abide by a rigorous Code of Professional Ethics that is strictly enforced by IREM.
  USGBC - The Washington, D.C.-based U.S. Green Building Council (USGBC) is committed to a prosperous and sustainable future for our nation through cost-efficient and energy-saving green buildings.  Buildings in the United States are responsible for 39% of CO2 emissions, 40% of energy consumption, 13% water consumption and 15% of GDP per year, making green building a source of signifi-cant economic and environmental opportunity. Greater building efficiency can meet 85% of future U.S. demand for energy.
   
CPA- Certified Public Accountant - Thornton Oliver Keller's Cheryl McNeil is the Director of Accounting and is a fully licensed CPA.
  IREM - Institute of Real Estate Management is a national non-profit property management organization focused on education, resources, information and membership for real estate management professionals. An affiliate of the National Association of Realtors, IREM is the only professional real estate management association serving both the multi-family and commercial real estate sectors. Membership includes more than 18,000 individuals and 500 corporate members.
  BOMA - The Building Owners and Managers Association strives to actively and responsibly represent and promote the interests of the commercial real estate industry through leadership, advocacy, and through the collection, analysis, and dissemination of information, and through professional development.
  ULI - The Urban Land Institute is a nonprofit research and education organization supported by its members. Founded in 1936, the institute now has more than 40,000 members worldwide representing the entire spectrum of land use and real estate development disciplines, working in private enterprise and public service.
BVEP - The Boise Valley Economic Partnership is the regional economic development organization for the Boise Valley, which includes the cities of Boise, Meridian, Nampa, Caldwell, Eagle, and Emmett, Idaho. With a long-term mission of creating jobs, encouraging investment in the community and maintaining a balanced quality of life, BVEP is actively involved in the economic vitality of the Boise Valley.
 

BBB - Better Business Bureau is an organization that provides business reliability reports, dispute resolution, consumer and business education and review of clarity.  Their mission is to create a community of trustworthy businesses, set standards for marketplace trust, encourage and support best practices, celebrate marketplace role models, and denounce substandard marketplace behavior.
